What “AI property management” actually is
Five products get sold as one idea:
- PMS AI: draft a listing, code a bill, suggest a workflow.
- Leasing AI: answer “is parking included,” book a tour, drop off at an agent.
- Access AI: ID check, geo-fenced tour, credential patterns.
- Maintenance AI: classify “no hot water,” coach a reset, write the vendor ticket.
- Pricing / underwriting AI: suggested rent, renewal risk, buy-box scores.
Buy the layer that matches the leak. A valuation model will not stop weekend lockouts.
Operating systems by portfolio size
TenantCloud and Rentec Direct fit owners and very small managers: online rent, basic screening workflow, simple maintenance. AI is light automation. Good when the alternative is email chaos.
Buildium and AppFolio are the usual step-up: owner portals, fuller accounting, listing tools, and generated reports or copy. AppFolio leans growth and workflow. Buildium is a common association-and-rental combo. Neither replaces a bookkeeper at year-end.
